Commercial refrigeration is four systems in one cabinet: a sealed refrigerant circuit, an airflow path, a defrost sequence and an electrical control circuit. We diagnose all four and document what failed and why, so the same repair does not come back next quarter. Below is how we approach the equipment we are called for most — walk-in coolers and freezers, reach-ins, prep tables, ice machines, condensing units and rack systems.
Walk-in coolers and freezers
The largest refrigeration load in most kitchens and the most expensive to lose. We work the whole box: condensing unit and compressor, evaporator and airflow, defrost circuit, drains, panel and door hardware. Cooler and freezer failures look similar from the doorway but diagnose very differently, so we take pressures, superheat, subcooling and box temperature before touching a part.
Reach-in refrigerators, freezers and merchandisers
Self-contained reach-ins fail from fouled condensers, failed condenser or evaporator fan motors, plugged drains, blocked defrost and worn door gaskets far more often than from dead compressors. We clean, test and repair rather than condemning a cabinet that has years left in it.
Prep tables and sandwich/pizza units
Prep tables have to keep the rail pans below 41°F while the lid is open half of service. We check airflow across the rail, evaporator icing, gasket and lid condition, thermostat calibration and refrigerant charge, and we tell you honestly when a unit is being asked to do more than it was built for.
Ice machines
Low or slow production, cloudy or soft cubes, harvest failures and leaking water valves are the usual calls. We service the water circuit as well as the refrigeration circuit — scale, filters, float and dump valves, water distribution — because most ice machine complaints start with water, not refrigerant.
Condensing units and rack systems
Rooftop and back-pad condensing units foul quickly with grease, salt air and debris in Florida. We clean coils, verify fan motor amp draw and rotation, check head pressure controls, and correct short cycling that quietly shortens compressor life. On multi-compressor rack systems we diagnose the individual circuit, the rack controller and the shared condensing loop together.
Compressors and start components
We test windings, contactors, capacitors and start relays before condemning a compressor, because a pitted contactor and a failed compressor look identical from outside the panel. When a compressor has genuinely failed, we find why — flooding, short cycling, restricted metering or a lost condenser fan — so the replacement does not repeat it.
Evaporators, airflow and drains
Iced coils, warm spots in a box, and water on the floor usually trace back to airflow: failed evaporator fan motors, stacked product blocking return air, plugged or refreezing drain lines, or a door letting humid air in all day. These are cheap failures that cause expensive ones.
TXVs, metering and restrictions
A starved or hunting expansion valve produces equipment that almost works — high superheat, long run times and poor pull-down. We check bulb mounting and charge, filter drier pressure drop and line restrictions before replacing a valve, then set superheat to the manufacturer's spec.
Refrigerant leaks
Electronic leak detection, pressure testing with nitrogen, a proper brazed repair, evacuation and a weighed-in charge. Leaks are repaired, logged and re-verified rather than topped off on a schedule.
Electrical and control problems
Blown fuses, failed relays, pitted contactors, loose lugs, bad temperature controllers, miswired alarm contacts and dead defrost timers all present as refrigeration that stops for no visible reason. We trace the control circuit and correct the cause of the fault, not just the symptom.
Preventive maintenance
Scheduled coil cleaning, gasket and hinge checks, defrost verification, drain clearing, electrical tightening and charge verification. Maintained equipment fails less at 8pm on a Friday, and the written per-unit reports give you a record for inspections, insurers and warranty claims.
