Monthly (staff can do this)
- Wipe door gaskets and check for tears, gaps, or hardened rubber
- Brush the condenser coil clear of grease, dust, and lint
- Verify each unit's actual temperature with a separate thermometer
- Check that door closers and strip curtains still seal
- Look for standing water or ice on the walk-in floor
Quarterly (tech visit)
- Deep-clean condenser and evaporator coils
- Test defrost cycle timing and termination
- Check refrigerant charge, superheat, and subcooling
- Inspect and tighten electrical connections, test contactors and capacitors
- Clear and treat condensate drain lines and pans
- Verify controller setpoints and calibrate sensors
Annually
- Amp-draw test every compressor and fan motor
- Inspect insulation panels and door frames for moisture intrusion
- Replace worn gaskets rather than patching them
- Pressure-test suspect joints and document any leak history (EPA requires leak records on larger systems)
- Review temperature logs for slow drift, the earliest sign of a failing compressor
Temperature targets to hold
- Walk-in cooler: 35-38°F
- Walk-in freezer: -10 to 0°F
- Reach-in prep table: 33-40°F product temp
- Ice machine bin: below 32°F with clean, clear cubes
