Commercial cooling problem

A commercial retail facility in Fort Pierce reported a cooling problem on the Trane condensing unit serving the space. 2R Cooling was dispatched to diagnose the unit and return it to operation.

Diagnostic findings

  • The unit is a Trane model TTA073D300AA commercial split-system air-conditioning condensing unit, 6-ton capacity, 208/230V three-phase, operating on R-410A.
  • Diagnostics identified a failed, leaking condenser coil.
  • The coil condition could not be corrected by repair, so an OEM replacement coil (Trane part COL16052) was recommended and approved.
  • Because the circuit had been open to atmosphere through the leak, the liquid-line filter drier also required replacement.

  • Recovered refrigerant and removed the failed condenser coil from the condensing unit.
  • Installed the OEM Trane condenser coil, part number COL16052.

Pressure testing, evacuation and refrigerant charging

  • Nitrogen pressure-tested the repaired refrigeration circuit before opening the system to refrigerant.
  • Evacuated the refrigeration circuit after the pressure test was completed.
  • Charged the system with 15.6 pounds of R-410A refrigerant.

Startup and commissioning

With the charge in, the unit was started and commissioned, and operational testing was performed to confirm it was running after the coil and filter-drier replacement. The completed commercial repair was documented for the facility's records.

Additional condenser fan motor condition identified during startup

During commissioning, the existing condenser fan motor was found to have deteriorated bearings and excessive operating amperage. This was not part of the completed coil-replacement scope. A separate repair quote was submitted for authorization, and the motor was not replaced on this visit.

We are not stating that the fan motor caused the coil failure. What can be said plainly is that impaired condenser airflow can contribute to elevated condensing temperature and pressure, adding operating stress to the system — which is why the condition is worth correcting rather than leaving in service.

Why documented commercial HVAC repairs matter

Facility and property managers usually have to justify commercial HVAC repairs to someone else. Recording the model, the failed component, the OEM part number, the pressure test, the evacuation and the exact refrigerant charge gives them a clear record of what was done and what the unit now contains.

It also makes the next visit faster. When a separate condition like a deteriorating condenser fan motor is written down and quoted on its own, it can be scheduled and approved deliberately instead of becoming an emergency call later.
